Whether you want to sell or just freshen up your home, a bathroom remodel is one of your best moves.
Financially, it makes sense. A bathroom remodel yields a return on investment (ROI) of nearly 60%.
Emotionally, it also makes sense. Turning an old bathroom into an updated, spa-like space increases your pride in your home and creates a relaxing atmosphere. Here are some of the biggest benefits of overhauling the bathroom.
Increases ROI
ROI determines what percentage of your investment you’ll recoup upon selling. Of course, investment returns are never guaranteed but, on average, a mid-range bathroom remodel of $24,000 has an ROI of about 67%. It’s one of the best investments you can make, and a full reno isn’t even necessary to reap the benefits.
For instance, if your tile is old, cracked, or stained, or the grout simply doesn’t improve with a good scrubbing, a new floor may be your best bet. The cost of a new floor will depend on the size of the bathroom and which material you use. Porcelain or ceramic tile is popular with potential buyers and creates a waterproof, lasting floor.
Refinishing the tub is another improvement with a good return on your investment. A bathtub can be sanded down and recoated with a new finish. This covers stains and scratches and even lets you choose a new color. Refinishing the tub is an inexpensive way to update your bathroom’s look.

Many of us use our bathroom to de-stress. The more calming and spa-like, the better. If you have the space, install a separate tub and shower. This allows a larger bathtub, making it easier to sink down in and really soak!

Reducing water usage is another benefit of a bathroom remodel if you replace toilets and faucets with new low-flow fixtures. Traditional toilets use about 6 gallons of water per flush. Newer low-flow units use just 1.28 gallons. You’ll save money and conserve nearly 13,000 gallons of water per year.
Replacing older faucets and aerators also saves money and water. Look for products with the Environmental Protection Agency’s WaterSense label. This lets you know you’re choosing fixtures that meet the EPA’s criteria for efficiency and performance.
